Market performance in Durham NC is on the upward track! Unemployment rates are down to 3.7% from 4.1% in February 2006, national mortgage interests rates are down slightly from February 2006 and average home appreciation for re-sales within the last 18 months in Durham County is 4.34% APR. With an increase in the number of homes on the market, we currently are experiencing a 7 month supply. This translates to homes being on the market a little longer as the pendulum swings slightly in favor of the buyer. Where are people buying? There are a few things that can be done in times of grave emergencies. Your mobile phone can actually be a life saver or an emergency tool for survival. Check out the things that you can do with it:
FIRST Subject: Emergency The Emergency Number worldwide for Mobile is 112. If you find yourself out of the coverage area of your mobile network and there is an emergency, dial 112 and the mobile will search any existing network to establish the emergency number for you, and interestingly this number 112 can be dialed even if the keypad is locked. Try it out.
SECOND Subject: Have you locked your keys in the car? Does your car have remote keyless entry? This may come in handy someday. Good reason to own a cell phone: If you lock your keys in the car and the spare keys are at home, call someone at home on their cell phone from your cell phone. Hold your cell phone about a foot from your car door and have the person at your home press the unlock button, holding it near the mobile phone on their end. Your car will unlock. Saves someone from having to drive your keys to you. Distance is no object. You could be hundreds of miles away, and if you can reach someone who has the other "remote" for your car, you can unlock the doors (or the trunk). Editor's Note: It works fine! We tried it out and it unlocked our car over a cell phone!!
THIRD Subject: Hidden Battery Power Imagine your cell battery is very low. To activate, press the keys *3370# . Your cell will restart with this reserve and the instrument will show a 50% increase in battery. This reserve will get charged when you charge your cell next time.
FOURTH How to disable a STOLEN mobile phone? To check your Mobile phone's serial number, key in the following digits on your phone: * # 0 6 # . A 15- digit code will appear on the screen. This number is unique to your handset. Write it down and keep it somewhere safe. When your phone get stolen, you can phone your service provider and give them this code. They will then be able to block your handset so even if the thief changes the SIM card, your phone will be totally useless. You probably won't get your phone back, but at least you know that whoever stole it can't use/sell it either. If everybody does this, there would be no point in people stealing mobile phones.
And Finally.... FIFTH Cell phone companies are charging us $1.00 to $1.75 or more for 411 information calls when they don't have to. Most of us do not carry a telephone directory in our vehicle, which makes this situation even more of a problem. Receipts for Valuables: File all receipts for big ticket purchases, such as jewelry and antiques. You may need them as proof of value if they are lost or stolen and you need to file an insurance claim. Also, in the event the IRS becomes more aggressive in the auditing process; you may need these to establish a base cost in the event you sell the item.
Canceled Checks: Many people file canceled checks by date or check number. Here is another alternative: after you balance your monthly statement, separate your checks according to purpose. File all home improvement checks separately and do the same with other tax-related checks, such as medical expenses, charitable contributions, and business expenses. Keep checks that support your business tax returns for six years. It is also wise to hold onto your bank books for six years – in the event of an audit, the IRS may want to review them to examine the sources of your deposits. Generally, many non-tax-related checks can be tossed after a year or two.
File Storage: Your current financial files should be kept where it is easy and convenient to work with them. Papers that are either valuable or difficult to replace – like securities and deeds – are best kept in a safe deposit box or fire proof home safe. But before placing your will and/or trust, life insurance policies, or property deed in a safe deposit box, check your local state laws. Some states seal the box upon the owner’s death, which makes it difficult to retrieve those documents by the surviving relative. You can discard all other documents, including bank statements, canceled checks, credit card statements, deposit slips, and medical bills after four years. It is a good idea to shred these documents before discarding them to help prevent identification theft.

Sellers clearly had the upper hand, often getting multiple bids for their homes in "as is" condition. As the market softens, sellers need to make sure their home stands out in the crowd. Some easy updates and a reasonable asking price can help your home make it to the top of the buyers list. Understand the Buyer - Put yourself in the buyer's shoes. Think back to the excitement you felt when you walked into your home for the first time. Whatever features attracted you (the fireplace, the plentiful closet space) will probably appeal to the new house hunters too. The most successful sellers also know that for a buyer, purchasing a home is an emotional journey. A home is where you live and raise your family, it's your biggest asset, so you want it to shine. Experts agree that decluttering and painting in neutral tones are among the simplest, least expensive ways to refresh your home. But there is also much more you can do. Try these ideas. Get a Checkup - Arrange for a home inspection so you will know what areas need attention. That way, you can fix things on your schedule and there won't be any major surprises when the buyer has a home inspection. Tend to the Garden - Make your yard inviting. Mow, plant seasonal flowers, weed and mulch. Hide the lawn mower and put up a hammock. Help the potential buyer dream of having friends over for a cookout. Stash Personal Items - Remove family photos and hide your child's toys from the living room and bathtub. You want the buyer to imagine themselves in your home. Highlight Unique Features - Small details can pay big dividends. Add flowers to the mantel or dining room table, polish the hardwood floor in the foyer and show off the trim around the windows with a bright, contrasting paint. Lighten Up - Use full-spectrum lightbulbs to replicate daylight inside and add lighting. If your curtains block the sun, put up sheers. Be sure to open all blinds. Clear the Kitchen - Empty cabinets and counters of everything but the bare essentials. Remove the coffee pot and toasters. Buyers will open your cabinets so clear them out, remove the mishmash of unmatched coffee mugs. Clean Everything - Don't forget baseboards, ceiling fans, tile grout and windows. A clean look conveys that a house is cared for, which for buyers means quality and, hopefully, a home.

Have you ever wondered which documents to retain and which files to purge? Here are some ideas to help get your records organized. By organizing your records today, you can avoid potential problems later. Tax Returns: Keep all federal tax returns and supporting documents for as least six years. The Internal Revenue Service generally has 3 years after your return is filed to assess tax. This three-year statute of limitations is extended to six years if amounts in excess of 25% of your reported gross income have been omitted from your return. If you filed a fraudulent tax return, the IRS can audit you at any time. While it is generally safe to discard tax-supporting documents after six years, it is a good idea to keep your tax returns indefinitely. Copies of past returns can help remind you of carry-over items – such as capital losses and depreciation – for your current return.
Real Estate: All closing statements plus receipts for improvements should be kept for at least four years after the property is sold. Refinance papers should also be retained. Create a file for bills and canceled checks that contain invoices from any improvements you made to your home. When you sell, you can reduce the tax due on your profit by adding the cost of the permanent improvements to your home. For any rental real estate or depreciable business property you own, keep records of the property’s cost, date acquired and the schedule of depreciation claimed in previous years. This record should be kept for four years after the disposition of the property. Investment Documents: Generally, investment documents should be kept for at least four years after the asset is sold. This would include record of stock dividends, splits and reinvested dividends. Don’t forget to keep records of your non-deductible IRA deposits, employer-plan stock purchases, rollovers and conversions to Roth IRAS and Keogh plan deposits. These should be kept until four years after the plan assets have been withdrawn. It is important to retain trade confirmation notices you receive from your stock broker or mutual funds when you buy or sell securities. You will need the information to calculate your gains and losses. When you sell an investment, it is a good idea to attach the buy and sell confirmation to your tax return copy for that year to document the capital gain or loss you reported. Keep your monthly brokerage or mutual fund statements at least until you receive your annual statement. If that statement summarizes all transactions and related data, for the year, shred your monthly statements.
